What we would fit in your position
If the home sits empty in summer — porcelain or SPC only. A closed house with the AC off is the harshest condition a floor faces in RAK.
If you want real wood — engineered parquet, never solid, and only in occupied air-conditioned rooms.
If budget leads — laminate in dry bedrooms, SPC everywhere water can reach. That split saves money without risking the floor.

If there are big west-facing windows — insist on a UV-stable wear layer, whatever the material. Fading is the complaint we hear most from villas with large glazing.
The short version: water decides the material, traffic decides the grade, and the base decides whether any of it lasts. Get those three right and the colour is the easy part.
